甲、乙雙方遵循合法公平、平等自愿、協商一致、誠實信用的原則，簽訂本合同，并承諾共同遵守。

一、 雇傭期限

二、 雇傭內容及工作時間

三、 報酬及其他福利

3.1 乙方的報酬為稅前6500元/月，大寫: 陸仟伍佰元
乙方在試用期期間的報酬為稅前5000元/月，大寫 :伍仟元
Party B’s salary is RMB 6500 Yuan(Six Thousand Five Hundred Yuan) per month, in the probationary period，The salary is RMB 5000(FiveThousand Yuan).
試用期過后，甲方將每月利潤的2%作為分紅支付給乙方,直到乙方離職。

3.2 甲方應于每月8號以貨幣或轉帳形式足額支付乙方上述報酬。如遇節假日或休息日，應提前到最近的工作日支付，如因特殊原因延期支付報酬的，甲方應在五個工作日內向乙方說明原因。
Party A shall pay salary to Party B before the 8th day of every month in the form of cash or bank-transfer. If the 8th day of the month falls in the weekend or holiday, the payment shall be brought forward to the nearest weekday. Party A shall inform Party B and explain the detailed reason within 5 work days in case Party A fails to pay the salary due to special reasons.
3.3 甲方可根據生產經營的狀況或乙方任務量和工作表現，適時調整乙方的報酬。
Party A can adjust Party B’s salary according to its operating conditions, Party B’s workload and performance.
3.4 當乙方的工作任務發生變化時，甲方可按規定調整其相應的報酬。乙方接受新的工作任務后，即視作接受甲方按照該工作任務重新確定的報酬。
Party B’s labor remuneration will be adjusted in case Party A adjusts Party B’s job responsibilities. Accepting thenew position is regarded as accepting the adjusted salary.
3.5 乙方應遵守國家及地方的稅法制度，自行繳納其個人收入的個人所得稅，甲方無義務為其代繳。
Party B shall pay personal income tax voluntarily according to the state’s tax law. Party A doesn’t shoulder the responsibility to withhold and remit taxes for Party B.
3.6若病假連續超過三天，公司支付三天基本工資的一半。超過三天的部分則按現行照法定病金支付。若病假持續，符合社會保障部法定病金的相關規定，則從病假的第一天起，公司只支付法定病金，所有的病假都應有醫學證明。
Party B sick leave exceeds three days in one continuous period the Employer will pay at half your basic rate the first three days. Thereafter pay will be at the current rate of Statutory Sick Pay. Where periods of incapacity are linked, as laid down in DSS Statutory Sick Pay regulations, you will only receive Statutory Sick Pay at the current rate from the first day of incapacity.All leave due to sickness must be supported by a bona fide medical certificate.
四、 雇傭合同的解除和終止
ⅣContract Cancellation and Termination
4.1 合同期滿雙方不再續簽或者雙方約定的合同終止條件出現時，雇傭合同即終止。
This contract shall be terminated once it expires and both parties do not extend the contract.
4.2 經合同雙方當事人協商一致，本合同可以解除。
The contract may be canceled based on both parties’ mutual negotiation.
4.3 乙方應遵守中國的法律、法規及有關規定，乙方如違反上述規定，甲方有權即時解除合同；乙方因健康原因，經醫生證明連續病休15工作日后仍不能繼續工作，甲方有權提前終止合同。

During the duration, Party A is entitled to cancel the contract in case Party B violates China laws and decrees, and terminate the contract before expiration in case Party B cannotresume his or her work for health reasons after the medical certification of continuous sick rest for 15 working days.
4.4 乙方因歸國或其他私人原因未正常出勤且超過十天且未向甲方做出書面說明的，本合同自動終止。 The contract will automatically terminate in case Party B is absent for over 10 days without written explanation due to homecoming or other private reasons.
4.5 乙方被證明無法完成本合同項下的工作任務，甲方有權隨時解除本合同。
In case Party B is proved to be not competent for the work under the contract, Party A is entitled to cancel the contract at any time.
4.6 乙方應嚴格遵守甲方的'工作規定以及規章制度，盡職盡責，否則，甲方有權隨時解除合同并追究因此而造成的經濟損失，并有權對所造成的經濟損失在乙方的報酬中作相應扣除。

4.7 乙方有權提前30 日以書面形式通知甲方解除本合同，在試用期內提前3日通知甲方即可解除。

五、其他事項

5.1 其他未盡事宜，雙方可參照甲方公司內部的相關規章制度執行。

5.2 甲乙雙方均應遵守本合同之約定，任何一方違約，非違約方均有權要求違約方承擔相應的損失。

第二條 租賃期限
2. TERM OF CONTRACT
2.1 租賃期限：甲乙雙方商定,租賃期限自xx年xx月xx日起至24：00止,共力影響導致的合同終止情形外，任何一方不得破壞租賃期限的完整和連續。 2.1 CONTRACT PERIOD: After both parties agreed, the term of contract is: stcontract terminated and the force majeure due to the influence of the contract to be terminated, either parties can not destroy the integrity and continuity of the contract.
2.2 裝修免租期：甲方承諾自交付商鋪給乙方的第一個月給乙方做裝修，免其租金。即自20xx年06月01日起20xx年07月01日止。租金從次月開始收取。

2.3 續租：合同期滿后,甲方如繼續出租該商鋪,則同等條件下,乙方可享有優先承租權。乙方如有意續租,可于合同期滿前30天向甲方提出,雙方另行協商,訂立新的租賃合同。
2.3 CONTRACT EXTENSION: After the contract be expired, if the shop still be able to be rent, Part B have the priority right to rent. If Part B have the mind contract be expired, after negotiated, create the new rent contract.
2.4 合同的中止
2.4 CONTRACT TERNIMATION
2.4.1乙方有如下情形之一時,甲方有權提前中止合同,收回商鋪：
a, 乙方利用該商鋪從事非法活動或損害公共利益的;
b, 乙方拖欠租金超過

第三條 租金及其支付方式和其它費用
3. RENTAL, MODE OF PAYMENT AND OTHER CHARGES
3.1 年租金總額：甲乙雙方商定,租賃期內該商鋪的年租金為￥________(大寫：人民幣_____________________圓整)，合同期限內無浮動。

第四條 招牌設置
4. SHOP SIGN SETTING
甲方同意乙方在符合國家法律、法規、政府規章和規范性文件的前提下，在租賃商鋪的室內外安裝設置帶有其公司標志的招牌等廣告裝置(例如帶照明的透明廣告燈箱、立牌和戶外廣告招牌等)，并協助乙方做好跟物業裝修申請、施工以及廣告設置的交涉工作。

第五條 雙方的責任和權利
5. OBLIGATIONS AND RIGHTS
5.1 甲方的責任和權利

a,甲方應保證所出租的商鋪及配套設施在交付乙方使用時完好并能夠正常使用;

b,按公共契約負責商鋪結構維修和保養,凡遇政府部門要求需對商鋪或配套設施進行改造時,相關費用由甲方負責;
b, Part A have the obligation to repair and maintenance the shop structures, in every case of government requests reconstruct shop or supporting equipments, Part A pay all the charges;
c,負責協調本地區各有關部門的關系,并為乙方辦理營業執照提供有效的房產證明及相關手續;
c, Part A have the obligation to coordinate the relationships with all the departments in the shop located district, and offer the valid property ownership certificate and other document be relate to Part B apply the business license;
d, 不得以任何理由占用乙方所租門面及其附屬設施，如門面前面的空地等。
d, Part A can not occupy the shop and equipments which the Part B with any reason, such as the empty land outside of the shop.
5.2 乙方的責任和權利
a,合同有效期內,乙方對所租賃的商鋪及配套設施擁有合法使用權;
a, Part B have the legal right to use the rented shop and supporting equipments during the rent period;
b,乙方應遵守國家法律,法規,依法經營;
b, Part B have the obligations to do business as the state law,regulations;
c,乙方不得在租賃的商鋪內貯存危險、違禁物品;
c, Part B can not store the dangers, prohibited goods in the shop;
d,乙方必須依約繳納租金及其他因經營產生的費用,不得無故拖欠;
d, Part B have the obligations to pay rental and other charges cause business on time, can not arrears without reason;
e,乙方在承租的商鋪內需要安裝或者使用超過水、電表容量的任何水電設備,應事前征得甲方同意,并由乙方負責到有關部門辦理增容手續,費用由
乙方負擔;
e, Part B have the obligation to get the authorization from Part A when install the equipments’ value over the limited of the water and electricmeters’ value, Part B also have obligation to make the application to the related department and pay all the charges;
e,租賃期滿或者解除合同時,所屬乙方的.財物，均由乙方自行處理，甲方不得以任何理由進行任何形式的干涉;
e, When the contract be expired or terminated, all the properties owned by Part B, Part B have the rights to handle the properties, Part A can not interfere with any reason in any modality;
f,租賃期滿或者解除合同時,由甲乙雙方共同檢查商鋪和配套設施,檢查無異議后,商鋪交還甲方。如發現有損壞的,則由乙方照價負責賠償。

第六條 出租方和承租方的變更
6. PARTIES CHANGE
6.1 產權人與承租人：合同期內,甲方和乙方中任何一方法定代表人(或產權人)變更、企業遷址、合并,不影響本合同繼續履行。變更、合并后的一方即成為本合同當然執行人,并承擔本合同的內容之權利和義務;
6.1 OWNER AND RENTER: During contract period, either of both parties’ legal representative(or property owner) be changed, company moved or
merged, will not influence the contract continue perform. Anyone fter change, merge be the successor will be the performer, and assume all the rights and obligations in the contract;
6.2 轉租:合同期內,乙方如欲將租賃的商鋪轉租給第三方時,必須事先征得甲方同意,并由三方書面確認,取得使用權的第三方成為本合同的當然乙方,繼續履行本合同;
6.2 SUBLEASE: During contract period, if Part B want sublet the shop to other parties, should consent by Part A and get the written confirm, the party who get the using rights, will be the Part B, continue perform this contract;
6.3 甲方欲出售房屋，必須在三個月前書面通知乙方，并且要保證租賃期限的完整。
6.3 When the Part A want sell the shop, must written inform Part B at least 3 months before, and must issue the rent period in the contract.
第七條 違約及處理
7. DEFAULT AND DISPOSE
7.1 任何一方未能履行本合同規定的條款的,均視為違約;
7.1 Either parties can not perform the rules and conditions in the contract, all deemed to be default;
7.2若乙方違約，甲方有權提前解除合同，并無需退還已繳納的房屋租金;
7.2.If Part B defaulted, Part A have the rights to terminate the contract and do not need pay back the paid rental;
7.3若甲方違約，乙方有權提前解除合同，且甲方必須雙倍退還乙方已繳納但未完成使用期限的全部租金，并賠償乙方裝修費。裝修費賠償標準：若第一年內違約，賠償全部裝修款(100%)，以實際裝修情況計算;若第二年違約。賠償裝修款的70%，以實際裝修情況計算;若第三年違約，賠償裝修款的50%，以實際裝修情況計算;
7.3 If Part A defaulted, Part B have the rights to terminate the contract and Part A must double pay the rental Part B had paid, pay for the decoration cost. The decoration compensation standard is: 1st year, pay for 100% of the
decoration cost, count as the actually payment;2nd year, pay for 70% of the decoration cost, count as the actually paymentt;3rd year, pay for 50% of the decoration cost, count as the actually payment.
7.4:違約方逾期向守約方賠付違約金或逾期向守約方賠償經濟損失的,每逾期一天,守約方有權向違約方加收實欠違約金總額1%的滯納金;

7.5:因不可抗拒的因素引起本合同不能正常履行時,不視為違約,雙方互免承擔違約責任。

第八條 合同生效及糾紛處理
8.1:本合同自雙方簽字加印手印(右手食指)后即生效,具有法律效力;

8.2:本合同未盡事宜,甲乙雙方通過協商議定,制訂補充協議,補充協議經甲、乙方簽字加印手印后作為本合同的附件,與本合同具有同等法律效力;

8.3:本合同執行過程中,甲乙雙方如發生合同糾紛,應采取平等協商的方式解決,雙方協商不成時,任何一方均有權向租賃的商鋪所在地的房地產主管機關申請調解或仲裁,或依法向商鋪所在地的人民法院提出訴訟。

4. On this contract signing date, the Lessor has received a deposit as rent security amounting to_______baht. Should the Lessee be overdue on rent payment for any month, the Lessee agrees for the Lessor to immediately deduct the amount due from the said deposit as rent payment.
在本合同簽訂之日，出租人已收到合計_____銖的房租保證金。如果承租人某月逾期未交租金，承租人同意出租人立即從保證金中扣除應收款項作為租金。
5. The Lessee agrees to pay rent to the Lessor by or before the_____th day of every month. Should the Lessee be in default of rent payment within the said period, the Lessee agrees that this contract then becomes extinct without any notification.
承租人同意在每月___日或在此之前付清租金。如果承租方違約，未在該期內付款，承租人同意本合同不經通知便可終止。
6. Payment of all building and land taxes shall be borne solely by the Lessee.
一切房屋、土地稅均由承租方承擔。
7. Should the shophouse be legally condemned before expiration of the contract, the parties agree that the contract becomes extinct and shall not claim any damages from each other. Provided that the Lessee still resides in the building for which the Lessee shall pay rent to the Lessor until the Lessee moves out of the building and completes handover of the building to the Lessor.
如果本店房在合同終止之前依法被沒收，雙方同意本合同遂告終止，雙方不得向對方提出索賠。只要承租人還在本商店，承租人必須交納租金，直至其搬出，把店房還給出租人為止。
8. The Lessee agrees to pay rent and all telephone bills to the Telephone organization of Thailand from the day of the enforcement of this contract.
承租人同意從本合同生效之日起開始支付租金，并向泰國電話管理當局繳納電話費。
9. The Lessor agrees that he shall not increase the rent for a period of 2 years from the date of this contract signing.
出租人同意在本合同簽訂之日起2年內不得增加租金。
10. The Lessor agrees that upon expiration of this contract at the end of the lease period, the Lessor shall allow the Lessee to continue leasing for another period of___years, on condition that the Lessee has not breached this contract in any way.
出租人同意在本合同終止即租期結束時，只要承租人不曾違約，出租人可允許承租人續租____年。
11. The Lessee agrees to maintain the leased building in good condition and not allow it to further deteriorate. Any modifications or additions carried out on the leased building by the Lessee may be done only with the Lessors prior written permission. Any new structure resulting from modification, addition or repair to the leased building becomes the property of the Lessor, and the Lessee cannot claim any damages. This lease contract is terminated should the leased building be subject to a fire disaster.
承租人同意將所租建筑保持良好狀態，并不得任其損壞。如果承租人對出租房屋作任何調整或增添任何設施，事先必須征得出租人的書面同意。房內任何增添和裝修過的'設施都成為出租人的財產，而且承租人不得以此向出租人提出補償要求。如果發生火災，本租賃合同立即終止。
12. The Lessee shall permit the Lessor or his representative to enter the leased building for inspection at appropriate times.
承租人應允許出租人及其代表在適當的時間進入該房進行檢查。
13. The Lessee shall not sub-let the building to any other persons, except with the prior written approval of the Lessor.
除非事先有出租人的書面許可，承租人不得把該房再出租給其他任何人。
14. For whatever reason, if the Lessee leaves the leased building, the Lessee agrees that he shall not claim any damages or removal costs from the Lessor.
不論出于何種原因，如果承租人離開所租房屋，承租人同意不得向出租方提出索賠或搬遷費的要求。
15. Breach of contract in any regard on the part of the Lessee shall be grounds for the Lessor to terminate this contract immediately; the Lessee shall then permit the Lessor to have right to repossess the leased building immediately.
承租人有任何違約行為，出租人便有權立即終止本合同。承租人應允許出租人有權立即收回該出租房屋。
This contract is made in duplicate. The parties to the contract having read and understood the entire substance of the contract hereby sign their names in the presence of witnesses.

Internship arrangements
This letter confirms the arrangements relating to your unpaid internship with [NAME OF ORGANISATION].
The purpose of this letter is to describe reasonable expectations between us. This letter is not intended to be or give rise to a legally binding contract between us and your internship may be terminated at any time by either of us.
You will not be a member of staff and the regulations governing employment with [NAME OF ORGANISATION] will not apply to you. For example, you will not be entitled to any paid holiday, or statutory sick pay when unable to attend any part of your internship when expected because of illness.
The essence of this arrangement is that you are free to choose whether or not you carry out activities during the suggested hours, and, equally, there is no obligation on [NAME OF ORGANISATION] to provide you with work or activities. Neither of us intends any employment relationship to be created either now or at any time in the future.
1. Internship
Your internship will take place at [ADDRESS] from [DATE] to [DATE]. 2. Induction and training
We will provide an induction explaining who we are and what we do, and also to ensure your health and safety. We will support and train you appropriately for the activities that you may undertake during your internship.
3. Supervision and support
You can expect us to deal with you fairly and in accordance with our equal opportunities policy.
Your main point of contact during your internship is [NAME OF INTERN COORDINATOR/SUPERVISOR]. We will arrange for you to have regular meetings with [NAME OF INTERN COORDINATOR/SUPERVISOR] to discuss your learning goals and assignments, as well as to answer any questions you may have.

4. Expenses

We will reimburse certain out-of-pocket expenses incurred in connection with your internship in accordance with our procedures set out below.

5. Insurance

Force Majeure：
Either party shall not be held responsible for failure or delay to perform all or any part of this agreement due to flood， fire， earthquake， draught， war or any other events which could not be predicted， controlled， avoided or overcome by the relative party. However， the party affected by the event of Force Majeure shall inform the other party of its occurrence in writing as soon as possible and thereafter send a certificate of the event issued by the relevant authorities to the other party within 15 days after its occurrence.
18 仲裁：
在履行協議過程中，如產生爭議，雙方應友好協商解決。若通過友好協商未能達成協議，則提交中國國際貿易促進委員會對外貿易仲裁委員會，根據該會仲裁程序暫行規定進行仲裁。該委員會決定是終局的，對雙方均有約束力。仲裁費用，除另有規定外，由敗訴一方負擔。
Arbitration
All disputes arising from the execution of this agreement shall be settled through friendly consultations. In case no settlement can be reached， the case in dispute shall then be submitted to the Foreign Trad Arbitration Commission of the China Council for the Promotion of International Trade for Arbitration in accordance with its Provisional Rules of Procedure. The decesion made by this commission shall be regarded as final and binding upon both parties. Arbitration fees shall be borne by the losing party， unless otherwise awarded.

Claims：
Within 45 days after the arrival of the goods at the destination， should the quality， Specifications or quantity be found not in conformity with the stipulations of the contract except those claims for which the insurance company or the owners of the vessel are liable， the Buyers shall， have the right on the strength of the inspection certificate issued by the C.C.I.C and the relative documents to claim for compensation to the Sellers
（13）不可抗力：由于人力不可抗力的原由發生在制造，裝載或運輸的過程中導致賣方延期交貨或不 能交貨者，賣方可免除責任，在不可抗力發生后，賣方須立即電告買方及在14天內以 空郵方式向買方提供事故發生的證明文件，在上述情況下，賣方仍須負責采取措施盡 快發貨。
Force Majeure ：
The sellers shall not be held responsible for the delay in shipment or non-deli-very of the goods due to Force Majeure， which might occur during the process of manufacturing or in the course of loading or transit. The sellers shall advise the Buyers immediately of the occurrence mentioned above the within fourteen days there after 。 the Sellers shall send by airmail to the Buyers for their acceptancea certificate of the accident. Under such circumstances the Sellers， however， are still under the obligation to take all necessary measures to hasten the deliveryof the goods.
（14）仲裁：凡有關執行合同所發生的一切爭議應通過友好協商解決，如協商不能解決，則將分歧提 交中國國際貿易促進委員會按有關仲裁程序進行仲裁，仲裁將是終局的，雙方均受其約束，仲裁費用由敗訴方承擔。
